Leveraging your time and effort when you’re attempting to buy investment properties will allow you to build your real estate investing business much faster than if you tried to do all the work yourself.
This is the classic problem for so many struggling real estate entrepreneurs.
Why not teach other people to look for investment rental property for you?
Teach Other People To Help You Find Investment Property
I’m not talking about bring on other investment partners or full-time employees to help you search out and locate your next property for investment.
You can simply place an ad in the local paper and advertise for a market scout or research person. We sometimes refer to this person as a bird dog.
This person can become your eyes and ears in your local real estate market. When given the proper tools and direction, a good bird dog could quickly begin bringing you solid investment opportunities on a regular basis.
Your bird dog can be hired on a part-time basis and do all your market research in just a few hours each week. There is no need to hire a full-time employee to help you find your next rental property investment.
So Who’s The Best Person To Hire?
Although we must follow all the proper guidelines when it comes to hiring, I have found that older, “empty nesters” are the best fits for this position. Empty nesters are older people who are usually in their fifties or sixties.
All the kids have moved out of the house and these folks have lots of spare time on their hands. They are mature and ready to work.
A good bird dog will add the leverage you need to your real estate investing business by finding those those potential investment properties that you want to evaluate. So realize that you will always have the final decision on whether or not to buy an investment property, but having someone else to sniff out the best deals can only streamline your real estate investing efforts.
Just remember to take the time and effort to hire the right person. This is the most important part of the process.
